Alright, Military spouse here. The median home value here is around $661,100, which is pretty steep. It's a a smaller city city with about 77,396 people. Median household income is $77,602, which feels about average for the area. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. The food scene here is surprisingly good. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable.

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Raleigh, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Diverse dining options
- The healthcare scene is average
The downsides:
- Traffic during rush hour is rough
- Limited high-paying job options
Overall I'd rate it 7/10 for families. Happy to answer more specific questions..

Bought a house here in 2024 and I genuinely enjoy living here. Property values have gone about the same since then.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Phoenix and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Greenfield. It's hit or miss for what you get.
Jobs: The market is stable right now, especially in engineering. If you're in healthcare you might struggle.
People: Generally hit or miss. It took about 10 months to build a solid friend group.
Food: excellent. Tons of options if you like sushi.
Feel free to reach out with questions..

OK so I've been meaning to write this for a while. I moved here 2 years ago from San Diego and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 3-bed in Maple Ridge. It's surprisingly good for what you get.
Jobs: The market is competitive right now, especially in healthcare. If you're in manufacturing you might struggle.
People: Generally solid. It took about 13 months to build a solid friend group.
Food: solid. Tons of options if you like farm-to-table.
Give it a chance - it might surprise you..

The food scene here is average. Tons of great Southern places. I wouldn't want to live anywhere else right now.

Renting here right now, paying about /mo for a 2-bedroom. I have mixed feelings honestly. Compared to San Diego it's hit or miss.

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

Depends on what you're looking for honestly. If you want cost of living, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

I've been living here for 5 years and I'd say it was the best decision I ever made. The cultural scene is challenging compared to other places I've lived. Overall Definitely worth checking out..

Public transit is solid here. You'll probably need a car for most things. I love the pace of life here.
