Rent vs buy in Bellview -what makes sense?

I'm a college student here and Crime rate is something to consider -Bellview sits at 705.5 per 100K. The median home value here is around $185,600, which is actually reasonable. Night life is decent if you know the right spots. The city has invested a lot in new development. Am I wrong here?

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in Downtown area are solid. Kids love it here.
