Commute times in Belvedere Park -how bad?

Hi all, Born and raised here. Household incomes average around $68,900 in Belvedere Park. With a population of 14,422, Belvedere Park is a small town. The city has invested a lot in new development. What neighborhoods would you suggest? Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Chicago and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in Pine Hills. It's decent for what you get.

Jobs: The market is stable right now, especially in legal. If you're in consulting you might struggle.

People: Generally surprisingly good. It took about 5 months to build a solid friend group.

Food: better than expected. Tons of options if you like seafood.

No regrets on my end..

Gonna give a different perspective here since most replies seem tough.

I've been here 4 years and it's exactly what I was looking for. The thing nobody mentions is school system. It's reasonable and it affects daily life more than you'd think.

That said, the outdoor recreation is legit. And if you're into running, this place is decent.

Neighborhood matters A LOT here. The Springfield side vs the Riverside side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..

Moved here from San Diego about 4 years ago. it's not perfect but it works for me. Still getting used to nightlife but Good luck with whatever you decide..

Great question. I'll try to be comprehensive here.

I'm a social worker who relocated here from Portland about 4 years ago. The main reasons were cost of living and weather.

Pros I've experienced:
- Cost of living is very reasonable
- Growing food and restaurant scene
- Affordable housing options

Cons that are real:
- Summers can be brutally hot
- Nightlife is limited

Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are pricey, gas is improving.

Socially, there are trade-offs but the good outweighs the bad. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 7 years. Moved from Dallas for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
manufacturing is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Far from beaches/mountains. And traffic can be frustrating.

**Bottom line:**
For families, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.
