Housing market in Bend right now

Curious what people think. We're a young couple and It's a a mid-size city city with about 101K people. Poverty rate is 5.7%, which is pretty low. Crime rate is something to consider -Bend sits at 153.1 per 100K. Homes are going for about $646,800 on average. The parks and outdoor areas are a huge plus. The weather takes some getting used to. The suburbs are where most families end up. Night life is decent if you know the right spots.

Pros:
- Great weather
- Low crime in most areas
- Easy commute
- Lots of new development
- Plenty of shopping options

Cons:
- Limited public transit
- Cold winters
- Limited dining options
Would love some local perspective. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. The city has invested a lot in new development. The food scene here is surprisingly good. There's a growing tech scene which is exciting. The weather takes some getting used to. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The city has invested a lot in new development. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. From a safety perspective, it really depends on the area. Some neighborhoods are challenging, others not so much. Do your research on specific streets.

I've been living here for 6 years and I'd say I genuinely enjoy living here. The dating scene is solid compared to other places I've lived. Overall Good luck with whatever you decide..

I've lived in Maple Ridge for about 9 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Chicago, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- The dating scene scene is hit or miss

The downsides:
- Traffic during rush hour is rough
- Property taxes are high

Overall I'd rate it 9/10 for retirees. Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 3 years. Moved from Houston for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
education is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is improving - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Not very walkable outside downtown. And walkability can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 8/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 54, moved here 10 years ago from Salt Lake City. I've lived in Riverside and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Lots of new development happening
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Limited entertainment options
3. The healthcare situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for remote workers. solid vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt pretty good. Rent is about /mo. Groceries are affordable. Gas is reasonable. You can live comfortably on $50K-$120K here.

**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. Definitely worth checking out..

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The community vibe is genuinely average and I've found I genuinely enjoy living here. My neighborhood (East) is manageable and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. weather is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.

I'm a writer who relocated here from Salt Lake City about 5 years ago. The main reasons were quality of life and quality of life.

Pros I've experienced:
- Low crime in most neighborhoods
- Diverse dining options
- Strong sense of community

Cons that are real:
- Can feel isolated
- Homeless population growing downtown

Financially, we've found it challenging compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is better than expected.

Socially, I have mixed feelings honestly. Happy to answer more specific questions..
