Best apartments in Benicia under ?

Hello, I grew up here but left for a while. Crime rate is something to consider -Benicia sits at 56.2 per 100K. The median home value here is around $778,600, which is pretty steep. There's a growing tech scene which is exciting. Cheers. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. The city has invested a lot in new development. The weather takes some getting used to. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. I've been in Old Town for 14 years. Moved from Houston for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
construction is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is solid - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

I'm a nurse who relocated here from Miami about 2 years ago. The main reasons were weather and a job opportunity.

Pros I've experienced:
- Decent public transit for the size
- Four distinct seasons
- Good airport with direct flights

Cons that are real:
- Limited shopping options
- Limited entertainment options

Financially, we've found it better than expected compared to where we came from. Lots of new construction which should help. Groceries are developing, gas is hit or miss.

Socially, it's exactly what I was looking for. Happy to answer more specific questions..
