Hello, Been living here since 2009. The median home value here is around $187,600, which is actually reasonable. The unemployment rate is 3.9%, which is pretty low. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. What would you do? It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus.

I've been here 14 years and it's exactly what I was looking for. The thing nobody mentions is nightlife. It's stable and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into mountain biking, this place is tough.
Neighborhood matters A LOT here. The West side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

That said, the safety is legit. And if you're into skiing, this place is challenging.
Neighborhood matters A LOT here. The South side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 44, moved here 13 years ago from Denver. I've lived in Highland and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Good schools in most areas
3. Lots of new development happening
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Property taxes are high
3. The pet-friendliness situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for families. excellent vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt tough. Rent is about /mo. Groceries are reasonable. Gas is reasonable. You can live comfortably on $70K-$70K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
