Rent vs buy in Berkley -what makes sense?

Alright, I grew up here but left for a while. Homes are going for about $453,600 on average. There's a growing tech scene which is exciting. Would love some local perspective. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.

I've lived in Midtown for about 7 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Tampa, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Good healthcare facilities
- The outdoor recreation scene is pretty good

The downsides:
- Limited entertainment options
- Bugs and humidity in summer

Overall I'd rate it 5/10 for remote workers. Would recommend to anyone considering it..

I've been living here for 3 years and I'd say there are trade-offs but the good outweighs the bad. The cultural scene is improving compared to other places I've lived. Overall Happy to answer more specific questions..

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is solid in most areas.

Bought a house here in 2024 and there are trade-offs but the good outweighs the bad. Property values have gone down slightly since then.

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The community vibe is genuinely improving and I've found it's been a really good experience overall. My neighborhood (Eastside) is pricey and I feel safe walking around at night.

But if you're coming from Nashville, be prepared for the culture shock. community vibe is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
