I relocated for work and The median home value here is around $135,000, which is actually reasonable. Homes are going for about $135,000 on average. It's a a small town city with about 10,291 people. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. Am I wrong here? Any help is appreciated. The weather takes some getting used to. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. The city has invested a lot in new development. Night life is decent if you know the right spots. The city has invested a lot in new development. The food scene here is surprisingly good. The school system varies a lot by neighborhood. Property taxes are high but you get good services. The weather takes some getting used to.

Real talk - this place is not for everyone, and I think that's OK.
If you value walkability, you'll love it. The nightlife is genuinely better than expected and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Greenfield) is pricey and I feel safe walking around at night.
But if you're coming from Nashville, be prepared for the culture shock. job market is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 3 years. Moved from Raleigh for school. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
consulting is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is underrated - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Limited entertainment options. And pet-friendliness can be frustrating.
**Bottom line:**
For couples, I'd say this is a 5/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a social worker who relocated here from Salt Lake City about 14 years ago. The main reasons were my partner's job and quality of life.
Pros I've experienced:
- Good healthcare facilities
- Close to major attractions
- Strong sense of community
Cons that are real:
- Traffic during rush hour is rough
- Far from beaches/mountains
Financially, we've found it decent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are pricey, gas is hit or miss.
Socially, I genuinely enjoy living here. Feel free to reach out with questions..

OK so I've been meaning to write this for a while. I moved here 7 years ago from Dallas and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in Eastside. It's average for what you get.
Jobs: The market is developing right now, especially in finance. If you're in retail you might struggle.
People: Generally decent. It took about 3 months to build a solid friend group.
Food: tough. Tons of options if you like BBQ.
Happy to answer more specific questions..

Gonna give a different perspective here since most replies seem underrated.
I've been here 1 years and it's exactly what I was looking for. The thing nobody mentions is cost of living. It's competitive and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into skiing, this place is solid.
Neighborhood matters A LOT here. The Fairview side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.
