First time home buyer in Berwyn

OK so Poverty rate is 8.3%, which is pretty low. The median home value here is around $286,000, which seems about average. It's changing fast -some good, some not so much. Has anyone dealt with this? Downtown has improved a lot in recent years. The food scene here is surprisingly good. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

I'm a social worker who relocated here from San Francisco about 2 years ago. The main reasons were a job opportunity and weather.

Pros I've experienced:
- Strong job market in several industries
- Close to major attractions
- Lots of family-friendly activities

Cons that are real:
- Limited public transit options
- Road conditions need improvement

Financially, we've found it hit or miss compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is improving.

Socially, there are trade-offs but the good outweighs the bad. Feel free to reach out with questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 52, moved here 10 years ago from Phoenix. I've lived in Riverside and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Good schools in most areas
3. Four distinct seasons
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The community vibe situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for couples. excellent vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt tough. Rent is about /mo. Groceries are manageable. Gas is affordable. You can live comfortably on $50K-$90K here.

**Final verdict:**

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Greenfield for 1 years. Moved from Baltimore for school. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
retail is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is surprisingly good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Greenfield schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Road conditions need improvement. And traffic can be frustrating.

**Bottom line:**
