OK so Rent is about $2,437/month for a decent place. Should I be concerned?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 3 years. Moved from LA for family. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
manufacturing is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is improving - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And traffic can be frustrating.
**Bottom line:**
For families, I'd say this is a 5/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, the quality of life is solid. Feel free to reach out with questions..

Bought a house here in 2015 and the quality of life is solid. Property values have gone up significantly since then.

I've been living here for 2 years and I'd say there are trade-offs but the good outweighs the bad. The dating scene is pretty good compared to other places I've lived. Overall It's not for everyone but it works for us..

Hot take but I genuinely enjoy living here. I know a lot of people disagree but after 7 years here, that's my honest assessment.

I've been living here for 8 years and I'd say it's exactly what I was looking for. The pet-friendliness is surprisingly good compared to other places I've lived. Overall Hope this helps!.

Depends on what you're looking for honestly. If you want food scene, then yeah this place is great. But if community vibe matters to you, might want to look elsewhere.
