With a population of 1,308, Bevil Oaks is a small town. The median home value here is around $216,400, which is actually reasonable. Poverty rate is 6.8%, which is pretty low. It's changing fast -some good, some not so much. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Is this normal for Bevil Oaks? Any help is appreciated. Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Property taxes are high but you get good services. There's a growing tech scene which is exciting. The weather takes some getting used to. The food scene here is surprisingly good. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 35, moved here 6 years ago from San Diego. I've lived in South and East, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Four distinct seasons
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Road conditions need improvement
2. Homeless population growing downtown
3. The outdoor recreation situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for young professionals. average vibes, walkable.
- East: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt excellent. Rent is about /mo. Groceries are growing. Gas is stable. You can live comfortably on $70K-$140K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for quality of life and stayed because it's exactly what I was looking for. The safety is honestly hit or miss and I don't see that changing anytime soon.

I've lived in North for about 13 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from Phoenix, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Close to major attractions
- The weather scene is surprisingly good
The downsides:
- Limited shopping options
- Far from beaches/mountains
Overall I'd rate it 6/10 for young professionals. Hope this helps!.

Renting here right now, paying about /mo for a 1-bedroom. it was the best decision I ever made. Compared to Dallas it's surprisingly good.
