Hey, I've been here for 19 years and The median home value here is around $117,400, which is actually reasonable. Homes are going for about $117,400 on average. Poverty rate is 21.8%, which is higher than I expected. It's a a smaller city city with about 47,357 people. The city has invested a lot in new development. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Am I wrong here? Property taxes are high but you get good services. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. The city has invested a lot in new development. There's a growing tech scene which is exciting.

Came here for family and stayed because I love the pace of life here. The school system is honestly improving and I don't see that changing anytime soon.

I've been living here for 5 years and I'd say I wouldn't want to live anywhere else right now. The public transit is underrated compared to other places I've lived. Overall Good luck with whatever you decide..

Gonna give a different perspective here since most replies seem solid.
I've been here 13 years and it's exactly what I was looking for. The thing nobody mentions is school system. It's affordable and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into photography, this place is improving.
Neighborhood matters A LOT here. The Lakewood side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
