Birch Bay housing prices -when will it stop?

Been living here since 2012. It's a a small town city with about 11,103 people. Homes are going for about $439,100 on average. You can expect to pay around $1,201 for rent here. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots.

Pros:
- Close to nature
- Active local events
- Good airport connections

Cons:
- Limited public transit
- Few job opportunities in some fields
- Limited cultural events
- Not enough green space
What do you all think? The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The food scene here is surprisingly good. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable.

I've lived in Meadowbrook for about 13 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Denver, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Close to major attractions
- The community vibe scene is pretty good

The downsides:
- Winters are long and cold
- Property taxes are high

Overall I'd rate it 7/10 for remote workers. Good luck with whatever you decide..

Public transit is decent here. You'll probably need a car for most things. it's been a really good experience overall.

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. cultural scene used to be much established but now it's surprisingly good.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 56, moved here 4 years ago from Raleigh. I've lived in Greenfield and Maple Ridge, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Decent public transit for the size
3. Strong job market in several industries
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Not very walkable outside downtown
3. The pet-friendliness situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for families. pretty good vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt hit or miss. Rent is about /mo. Groceries are reasonable. Gas is wild. You can live comfortably on $90K-$100K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Midtown for about 8 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Seattle, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.

- Four distinct seasons
- The traffic scene is pretty good

The downsides:
- Chain restaurants dominate
- Homeless population growing downtown

Overall I'd rate it 9/10 for young professionals. Give it a chance - it might surprise you..
