So, The median home value here is around $712,700, which is pretty steep. Median household income is $153,125, which feels pretty solid for the area. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. The food scene here is surprisingly good.

Hot take but it's not perfect but it works for me. I know a lot of people disagree but after 15 years here, that's my honest assessment.

I'd say the biggest thing people don't talk about is public transit. it's not perfect but it works for me. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 6 years. Moved from San Diego for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2015 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
engineering is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is average - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Limited high-paying job options. And cost of living can be frustrating.
**Bottom line:**
For couples, I'd say this is a 8/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.
