Hey, I'm a 38-year-old marketing manager and It's a a small town city with about 21,612 people. Homes are going for about $712,700 on average. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. What are your go-to spots? Looking forward to hearing from you all. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Uptown for 4 years. Moved from San Francisco for work. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
real estate is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is decent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Limited shopping options. And nightlife can be frustrating.
**Bottom line:**
For singles, I'd say this is a 6/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

We moved here with our family and I genuinely enjoy living here. Schools in Fairview area are challenging. Kids love it here.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Depends on what you're looking for honestly. If you want traffic, then yeah this place is great. But if food scene matters to you, might want to look elsewhere.

I've been in Sunset for 15 years. Moved from LA for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is excellent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Homeless population growing downtown. And job market can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 6/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a data analyst, 46, moved here 6 years ago from Raleigh. I've lived in South and West, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Decent public transit for the size
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Bugs and humidity in summer
3. The public transit situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for young professionals. underrated vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Raleigh, everything felt hit or miss. Rent is about /mo. Groceries are reasonable. Gas is affordable. You can live comfortably on $50K-$90K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
