The median home value here is around $141,800, which is actually reasonable. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. The city has invested a lot in new development.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it was the best decision I ever made. It's not for everyone but it works for us..

I've been here 3 years and it's not perfect but it works for me. The thing nobody mentions is job market. It's established and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into running, this place is decent.
Neighborhood matters A LOT here. The Cedar Grove side vs the Sunset side are basically different cities. Make sure you visit both before deciding.

That said, the public transit is legit. And if you're into mountain biking, this place is better than expected.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Phoenix and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 3-bed in West. It's better than expected for what you get.
Jobs: The market is affordable right now, especially in engineering. If you're in real estate you might struggle.
People: Generally pretty good. It took about 4 months to build a solid friend group.
Food: decent. Tons of options if you like Vietnamese.
Definitely worth checking out..
