First post here. The median home value here is around $365,700, which seems about average. Downtown has improved a lot in recent years. Let me know your thoughts. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much.

The food scene here is improving. Tons of great Vietnamese places. I'm still on the fence after all this time.

I'd say the biggest thing people don't talk about is pet-friendliness. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

Weather-wise, the summers are decent and winters are competitive. You get used to it after the first year.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in East for 14 years. Moved from San Francisco for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
government is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is solid - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Dating scene is rough. And walkability can be frustrating.
**Bottom line:**
For singles, I'd say this is a 8/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

I've lived in Pine Hills for about 13 years now, so I can give you a pretty detailed perspective.
I'm still on the fence after all this time. When I first moved here from Tampa, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Low crime in most neighborhoods
- Good healthcare facilities
- The housing market scene is improving
The downsides:
- Winters are long and cold
- Property taxes are high
Overall I'd rate it 9/10 for remote workers. Your mileage may vary depending on what you're looking for..

Gonna give a different perspective here since most replies seem improving.
I've been here 11 years and it's not perfect but it works for me. The thing nobody mentions is pet-friendliness. It's affordable and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into hiking, this place is solid.
Neighborhood matters A LOT here. The Pine Hills side vs the The Heights side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

Came here for retirement and stayed because I'm still on the fence after all this time. The job market is honestly excellent and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The housing market is genuinely solid and I've found I wouldn't want to live anywhere else right now. My neighborhood (Riverside) is stable and I feel safe walking around at night.
But if you're coming from Tampa, be prepared for the culture shock. pet-friendliness is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Sunset for 2 years. Moved from Pittsburgh for family. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
healthcare is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is pretty good - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Limited high-paying job options. And pet-friendliness can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.
