Hey folks, I'm a remote worker and The unemployment rate is 2.3%, which is pretty low. Median household income is $44,603, which feels on the lower side for the area. You can expect to pay around $833 for rent here. With a population of 10,996, Bolivar is a small town. The median home value here is around $188,700, which is actually reasonable. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. OK so I've been meaning to write this for a while. I moved here 14 years ago from Salt Lake City and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Pine Hills. It's solid for what you get.

Jobs: The market is established right now, especially in hospitality. If you're in healthcare you might struggle.

People: Generally surprisingly good. It took about 15 months to build a solid friend group.

Food: underrated. Tons of options if you like seafood.

No regrets on my end..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 1 years. Moved from Dallas for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
consulting is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Homeless population growing downtown. And safety can be frustrating.

**Bottom line:**
