Is it worth buying in Boothwyn?

So, I've been here for 3 years and Homes are going for about $252,700 on average. Crime rate is something to consider -Boothwyn sits at 1,001.7 per 100K. Poverty rate is 4.3%, which is pretty low. Average temperature is around 57--F, so the weather is moderate. It's a a small town city with about 5,129 people. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services.

Pros:

- Lots of new development
- Walkable downtown
- Good internet infrastructure

Cons:
- Hot summers
- Limited nightlife
- Few job opportunities in some fields
- Boring for young people
Should I be concerned? Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 33, moved here 5 years ago from Portland. I've lived in Lakewood and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good healthcare facilities
3. Affordable housing options
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Dating scene is rough
3. The healthcare situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for singles. excellent vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt hit or miss. Rent is about /mo. Groceries are stable. Gas is wild. You can live comfortably on $70K-$90K here.

**Final verdict:**
