Boynton Beach housing prices -when will it stop?

Longtime lurker here, I'm originally from St. Louis and Rent is about $1,896/month for a decent place. Household incomes average around $71,378 in Boynton Beach. It's a a smaller city city with about 80,601 people. It's changing fast -some good, some not so much. What would you do? Thanks for reading. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods.

Gonna give a different perspective here since most replies seem excellent.

I've been here 13 years and it's exactly what I was looking for. The thing nobody mentions is school system. It's pricey and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into fishing, this place is excellent.

Neighborhood matters A LOT here. The Maple Ridge side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The healthcare is genuinely hit or miss and I've found it's been a really good experience overall. My neighborhood (The Heights) is reasonable and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. outdoor recreation is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 3 years. Moved from San Diego for work. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2021 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
education is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is pretty good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited high-paying job options. And walkability can be frustrating.

**Bottom line:**

I've lived in Fairview for about 13 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Miami, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Good schools in most areas
- The traffic scene is better than expected

The downsides:
- Homeless population growing downtown
- Far from beaches/mountains

Overall I'd rate it 6/10 for singles. Give it a chance - it might surprise you..

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Old Town. It's decent for what you get.

Jobs: The market is stable right now, especially in government. If you're in education you might struggle.

People: Generally average. It took about 18 months to build a solid friend group.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 44, moved here 4 years ago from Atlanta. I've lived in Fairview and East, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Decent public transit for the size
3. Active local events and festivals
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Road conditions need improvement
3. The cost of living situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for families. solid vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt average. Rent is about /mo. Groceries are developing. Gas is developing. You can live comfortably on $60K-$140K here.

Depends on what you're looking for honestly. If you want school system, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.
