What I wish I knew before living in Brandon

First post here. I'm a 43-year-old chef and The unemployment rate is 2.8%, which is pretty low. The median home value here is around $293,800, which seems about average. You can expect to pay around $1,691 for rent here. Poverty rate is 9.5%, which is pretty low. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good.

- Not very walkable
- Limited dining options

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 53, moved here 6 years ago from Atlanta. I've lived in Meadowbrook and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Four distinct seasons
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Winters are long and cold
3. The cost of living situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for families. better than expected vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt decent. Rent is about /mo. Groceries are growing. Gas is established. You can live comfortably on $90K-$150K here.

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 15 years and I'm still on the fence after all this time. The thing nobody mentions is dating scene. It's established and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into running, this place is improving.

Neighborhood matters A LOT here. The Pine Hills side vs the Westside side are basically different cities. Make sure you visit both before deciding.
