First time home buyer in Brea

Hey folks, I've been here for 9 years and The median home value here is around $874,300, which is pretty steep. Downtown has improved a lot in recent years. Am I wrong here? Cheers. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. The suburbs are where most families end up. The school system varies a lot by neighborhood. Weather-wise, the summers are underrated and winters are manageable. You get used to it after the first year.

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 25, moved here 6 years ago from Dallas. I've lived in Lakewood and East, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Good healthcare facilities
3. Strong sense of community
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Limited high-paying job options
3. The outdoor recreation situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for young professionals. underrated vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt tough. Rent is about /mo. Groceries are developing. Gas is affordable. You can live comfortably on $70K-$110K here.
