Best neighborhoods to rent in Brownsville?

First post here. I'm a nurse at the local hospital and Average temperature is around 77--F, so it's warm year-round. It's a a small town city with about 16,391 people. Rent is about $1,157/month for a decent place. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. Would love some local perspective. I've lived in Cedar Grove for about 12 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Dallas, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Four distinct seasons
- The pet-friendliness scene is solid

The downsides:
- Nightlife is limited
- Not a lot of cultural diversity

Overall I'd rate it 5/10 for couples. Happy to answer more specific questions..

OK so I've been meaning to write this for a while. I moved here 7 years ago from Dallas and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Riverside. It's solid for what you get.

Jobs: The market is stable right now, especially in consulting. If you're in hospitality you might struggle.

People: Generally challenging. It took about 18 months to build a solid friend group.

Food: hit or miss. Tons of options if you like Indian.

No regrets on my end..

Came here for retirement and stayed because there are trade-offs but the good outweighs the bad. The job market is honestly tough and I don't see that changing anytime soon.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 30, moved here 12 years ago from Tampa. I've lived in Springfield and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Nice parks and green spaces
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Homeless population growing downtown
3. The cost of living situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for couples. average vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt hit or miss. Rent is about /mo. Groceries are growing. Gas is stable. You can live comfortably on $80K-$140K here.

I'm a data analyst who relocated here from Charlotte about 2 years ago. The main reasons were school and a job opportunity.

Pros I've experienced:
- Growing food and restaurant scene
- Low crime in most neighborhoods
- Affordable housing options

Cons that are real:
- Not very walkable outside downtown
- Road conditions need improvement

Financially, we've found it tough compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are wild, gas is surprisingly good.

Socially, it's not perfect but it works for me. Definitely worth checking out..

I've been in Meadowbrook for 6 years. Moved from Tampa for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
healthcare is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Not a lot of cultural diversity. And community vibe can be frustrating.

**Bottom line:**
