Hey, I've been here for 14 years and Household incomes average around $48,675 in Brownsville. Homes are going for about $122,400 on average. It's a a mid-size city city with about 188K people. The median home value here is around $122,400, which is actually reasonable. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. What neighborhoods would you suggest? There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. Real talk - this place is not for everyone, and I think that's OK.
If you value healthcare, you'll love it. The safety is genuinely average and I've found it's exactly what I was looking for. My neighborhood (Lakewood) is pricey and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. public transit is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I work in real estate here and it was the best decision I ever made. The job market for my field is underrated. Would recommend to anyone considering it..

Public transit is average here. You'll probably need a car for most things. it's improved dramatically in recent years.
