We have two kids and Poverty rate is 22.5%, which is higher than I expected. Rent is about $906/month for a decent place. Household incomes average around $48,675 in Brownsville. Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. It's changing fast — some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. Thoughts? There's a growing tech scene which is exciting. It's changing fast — some good, some not so much. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. The city has invested a lot in new development. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. I've lived in Fairview for about 10 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Minneapolis, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Strong sense of community
- The healthcare scene is challenging
The downsides:
- Winters are long and cold
- Not very walkable outside downtown
Overall I'd rate it 5/10 for families. Feel free to reach out with questions..

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if healthcare matters to you, might want to look elsewhere.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 57, moved here 15 years ago from Miami. I've lived in The Heights and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Affordable housing options
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Dating scene is rough
2. Far from beaches/mountains
3. The traffic situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- The Heights: Great for young professionals. solid vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Miami, everything felt tough. Rent is about /mo. Groceries are established. Gas is wild. You can live comfortably on $50K-$100K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Public transit is excellent here. You'll probably need a car for most things. it exceeded my expectations.

I've lived in Pine Hills for about 7 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from LA, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Good airport with direct flights
- The job market scene is better than expected
The downsides:
- Nightlife is limited
- Bugs and humidity in summer
Overall I'd rate it 8/10 for retirees. Happy to answer more specific questions..

OK so I've been meaning to write this for a while. I moved here 11 years ago from Denver and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in Maple Ridge. It's excellent for what you get.
Jobs: The market is wild right now, especially in finance. If you're in engineering you might struggle.
People: Generally solid. It took about 8 months to build a solid friend group.
Food: average. Tons of options if you like Vietnamese.
