My partner and I are With a population of 86,169, Bryan is a smaller city. Honestly, I think it's a great place if you know where to look. Is this normal for Bryan? Downtown has improved a lot in recent years. Public transit needs a lot of work honestly.

Depends on what you're looking for honestly. If you want community vibe, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in The Heights area are hit or miss. Kids love it here.

Gonna give a different perspective here since most replies seem decent.
I've been here 4 years and I have mixed feelings honestly. The thing nobody mentions is traffic. It's pricey and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into running, this place is tough.
Neighborhood matters A LOT here. The Midtown side vs the West side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Bought a house here in 2019 and I love the pace of life here. Property values have gone about the same since then.
