So, We have two kids and Average temperature is around 71--F, so it's warm year-round. People here are genuinely friendly, not just surface-level. Worth the trade-offs? Public transit needs a lot of work honestly. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much.

I've lived in Riverside for about 12 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from Houston, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Close to major attractions
- The safety scene is surprisingly good
The downsides:
- Property taxes are high
- Homeless population growing downtown
Overall I'd rate it 8/10 for young professionals. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 1 years. Moved from LA for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
marketing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Chain restaurants dominate. And job market can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

I'd say the biggest thing people don't talk about is walkability. it was the best decision I ever made. Worth doing your research before committing.
