Longtime lurker here, Poverty rate is 24.0%, which is higher than I expected. The median home value here is around $51,800, which is actually reasonable. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods.

Gonna give a different perspective here since most replies seem excellent.
I've been here 13 years and I have mixed feelings honestly. The thing nobody mentions is cultural scene. It's growing and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into mountain biking, this place is pretty good.
Neighborhood matters A LOT here. The Eastside side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. public transit used to be much stable but now it's challenging.
