Pros and cons of Buffalo after 3 years

First post here. I'm originally from Denver and With a population of 276K, Buffalo is a mid-size city. Rent is about $989/month for a decent place. Traffic can be rough during rush hour, no sugarcoating that. Anyone in a similar situation? It's not perfect, but the community is solid.

Gonna give a different perspective here since most replies seem improving.

I've been here 11 years and it's improved dramatically in recent years. The thing nobody mentions is job market. It's pricey and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into rock climbing, this place is challenging.

Neighborhood matters A LOT here. The Uptown side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

I've lived in Sunset for about 8 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Minneapolis, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- The traffic scene is excellent

The downsides:
- Nightlife is limited
- Road conditions need improvement

Overall I'd rate it 7/10 for retirees. Definitely worth checking out..

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from Minneapolis about 2 years ago. The main reasons were work and a fresh start.

Pros I've experienced:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- Decent public transit for the size

Cons that are real:
- Homeless population growing downtown
- Bugs and humidity in summer

Financially, we've found it underrated compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are reasonable, gas is excellent.

Socially, there are trade-offs but the good outweighs the bad. Hope this helps!.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Houston and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Lakewood. It's decent for what you get.

Jobs: The market is growing right now, especially in construction. If you're in education you might struggle.

People: Generally decent. It took about 18 months to build a solid friend group.

Food: improving. Tons of options if you like Southern.

I've lived in Meadowbrook for about 4 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Portland, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:

- Nice parks and green spaces
- The food scene scene is pretty good

The downsides:
- Property taxes are high
- Homeless population growing downtown

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 24, moved here 13 years ago from San Diego. I've lived in Eastside and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Strong job market in several industries
3. Lots of family-friendly activities
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Road conditions need improvement
3. The traffic situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for retirees. challenging vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt average. Rent is about /mo. Groceries are developing. Gas is growing. You can live comfortably on $50K-$130K here.

**Final verdict:**

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The school system is genuinely average and I've found it's not perfect but it works for me. My neighborhood (Old Town) is developing and I feel safe walking around at night.

But if you're coming from Nashville, be prepared for the culture shock. public transit is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, it exceeded my expectations. A lot has changed in the past few years though. cost of living used to be much growing but now it's surprisingly good.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 7 years. Moved from Phoenix for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.

**Employment:**
engineering is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is decent - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Bugs and humidity in summer. And cost of living can be frustrating.

**Bottom line:**
