Buford job market vs Phoenix

Been meaning to ask this. I'm a college student here and Household incomes average around $71,598 in Buford. Homes are going for about $346,400 on average. Median household income is $71,598, which feels about average for the area. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Is this normal for Buford? Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much. The weather takes some getting used to. Property taxes are high but you get good services. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods.

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 14 years and it's improved dramatically in recent years. The thing nobody mentions is public transit. It's affordable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into camping, this place is better than expected.

Neighborhood matters A LOT here. The Oak Park side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
