Commute times in Burbank -how bad?

Hey everyone, Crime rate is something to consider -Burbank sits at 189.6 per 100K. Homes are going for about $258,900 on average. Average temperature is around 53--F, so expect cold winters. It's not perfect, but the community is solid. The food scene here is surprisingly good. The suburbs are where most families end up. What are your go-to spots? It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 36, moved here 1 years ago from Atlanta. I've lived in Riverside and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Good schools in most areas
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not a lot of cultural diversity
3. The public transit situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for young professionals. improving vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt excellent. Rent is about /mo. Groceries are developing. Gas is developing. You can live comfortably on $50K-$150K here.

**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The food scene is genuinely underrated and I've found I genuinely enjoy living here. My neighborhood (Uptown) is developing and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. community vibe is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

**Neighborhoods I'd avoid:**

Great question. I'll try to be comprehensive here.

I'm a writer who relocated here from New York about 11 years ago. The main reasons were a fresh start and retirement.

Pros I've experienced:
- Friendly community, easy to meet people
- Decent public transit for the size
- Good internet infrastructure

Cons that are real:
- Not very walkable outside downtown
- Chain restaurants dominate

Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are reasonable, gas is better than expected.

Socially, it's not perfect but it works for me. Your mileage may vary depending on what you're looking for..

I've lived in Old Town for about 9 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from Tampa, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Good airport with direct flights
- The traffic scene is pretty good

The downsides:
- Nightlife is limited
- Not very walkable outside downtown

Overall I'd rate it 7/10 for retirees. Your mileage may vary depending on what you're looking for..
