My partner and I are Poverty rate is 7.5%, which is pretty low. Median household income is $90,597, which feels pretty solid for the area. Rent is about $1,742/month for a decent place. Night life is decent if you know the right spots. The food scene here is surprisingly good. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The weather takes some getting used to. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood.

Gonna give a different perspective here since most replies seem improving.
I've been here 12 years and it was the best decision I ever made. The thing nobody mentions is school system. It's reasonable and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into camping, this place is surprisingly good.
Neighborhood matters A LOT here. The Westside side vs the The Heights side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 14 years here, that's my honest assessment.

I've lived in Pine Hills for about 4 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from New York, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Lots of new development happening
- Good internet infrastructure
- The cultural scene scene is hit or miss
The downsides:
- Chain restaurants dominate
- Road conditions need improvement
Overall I'd rate it 6/10 for retirees. Give it a chance - it might surprise you..

I'd say the biggest thing people don't talk about is nightlife. it was the best decision I ever made. Worth doing your research before committing.
