What Burkburnett does better than anywhere else

I grew up here but left for a while. The unemployment rate is 2.8%, which is pretty low. Rent is about $953/month for a decent place. Crime rate is something to consider -Burkburnett sits at 212.3 per 100K. It's a a small town city with about 11,012 people. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. Is this normal for Burkburnett? People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 35, moved here 4 years ago from Boston. I've lived in Midtown and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Limited entertainment options
3. The pet-friendliness situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for families. average vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt improving. Rent is about /mo. Groceries are stable. Gas is competitive. You can live comfortably on $80K-$130K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem decent.

I've been here 7 years and it was the best decision I ever made. The thing nobody mentions is school system. It's pricey and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into fishing, this place is pretty good.

Neighborhood matters A LOT here. The Riverside side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..
