OK so Just moved here 18 months ago and The median home value here is around $335,100, which seems about average. Property taxes are high but you get good services. It's changing fast -some good, some not so much. Anyone in a similar situation? TIA! Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. There's a real sense of community in certain neighborhoods.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a project manager, 43, moved here 3 years ago from Baltimore. I've lived in Old Town and Oak Park, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Not a lot of cultural diversity
3. The cost of living situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for families. decent vibes, walkable.
- Oak Park: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Baltimore, everything felt solid. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $80K-$70K here.

I've lived in Springfield for about 12 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from LA, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The healthcare scene is decent
The downsides:
- Summers can be brutally hot
- Can feel isolated
Overall I'd rate it 7/10 for singles. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value walkability, you'll love it. The cost of living is genuinely decent and I've found I wouldn't want to live anywhere else right now. My neighborhood (Downtown) is established and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. walkability is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

**Housing:**
The market right now is decent. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
retail is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is surprisingly good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Dating scene is rough. Limited entertainment options. And food scene can be frustrating.
