Alright, I'm retired and The median home value here is around $481,800, which is pretty steep. What are your go-to spots?

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Dallas about 9 years ago. The main reasons were weather and cost of living.
Pros I've experienced:
- Nice parks and green spaces
- Lots of new development happening
- Active local events and festivals
Cons that are real:
- Limited public transit options
- Dating scene is rough
Financially, we've found it improving compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is hit or miss.
Socially, the quality of life is solid. Give it a chance - it might surprise you..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

The food scene here is challenging. Tons of great Mexican places. it's been a really good experience overall.

I'd say the biggest thing people don't talk about is community vibe. I genuinely enjoy living here. Worth doing your research before committing.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 46, moved here 4 years ago from Seattle. I've lived in Pine Hills and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Good internet infrastructure
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Homeless population growing downtown
3. The job market situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for young professionals. better than expected vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt solid. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $90K-$70K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Renting here right now, paying about /mo for a 3-bedroom. I wouldn't want to live anywhere else right now. Compared to Denver it's challenging.

I'm a data analyst and I've found there are trade-offs but the good outweighs the bad. The community is underrated and there's always something going on.
