First post here. Military spouse here. Homes are going for about $197,000 on average. Rent is about $974/month for a decent place. It's a very car-dependent city, for better or worse. The weather takes some getting used to. The parks and outdoor areas are a huge plus. Thanks in advance! Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Riverside. It's challenging for what you get.
Jobs: The market is competitive right now, especially in manufacturing. If you're in marketing you might struggle.
People: Generally surprisingly good. It took about 8 months to build a solid friend group.
Food: better than expected. Tons of options if you like Italian.
It's not for everyone but it works for us..

**What I love:**
1. Low crime in most neighborhoods

3. Lots of family-friendly activities

**What I don't love:**

2. Limited entertainment options
3. The pet-friendliness situation is wild and doesn't seem to be improving

retail is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is surprisingly good - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

I've been here 14 years and it was the best decision I ever made. The thing nobody mentions is community vibe. It's reasonable and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into fishing, this place is underrated.
Neighborhood matters A LOT here. The Lakewood side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
