Hey everyone, Been living here since 2005. The median home value here is around $56,900, which is actually reasonable. Homes are going for about $56,900 on average. Average temperature is around 57--F, so the weather is moderate. Median household income is $37,975, which feels on the lower side for the area. It's changing fast -some good, some not so much. Property taxes are high but you get good services. What are your go-to spots? It's changing fast -some good, some not so much. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much.

Great question. I'll try to be comprehensive here.
I'm a lawyer who relocated here from LA about 11 years ago. The main reasons were a job opportunity and a job opportunity.
Pros I've experienced:
- Nice parks and green spaces
- Good healthcare facilities
- Close to major attractions
Cons that are real:
- Limited high-paying job options
- Far from beaches/mountains
Financially, we've found it improving compared to where we came from. Older homes are where the value is. Groceries are established, gas is surprisingly good.
Socially, I love the pace of life here. It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 7 years. Moved from Charlotte for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
finance is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is underrated - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And weather can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a data analyst who relocated here from Houston about 15 years ago. The main reasons were a fresh start and cost of living.
Pros I've experienced:
- Cost of living is very reasonable
- Good schools in most areas
- Affordable housing options
Cons that are real:
- Road conditions need improvement
- Homeless population growing downtown
Financially, we've found it average compared to where we came from. The market is competitive but not impossible. Groceries are growing, gas is challenging.
Socially, I have mixed feelings honestly. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a software engineer, 41, moved here 13 years ago from Boston. I've lived in Oak Park and Fairview, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Good schools in most areas
3. Decent public transit for the size
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Dating scene is rough
3. The cost of living situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Oak Park: Great for couples. hit or miss vibes, walkable.
- Fairview: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Boston, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is established. You can live comfortably on $40K-$80K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
