Caledonia job market vs St. Louis

Hey everyone, Homes are going for about $279,400 on average. The unemployment rate is 1.9%, which is pretty low. Household incomes average around $91,053 in Caledonia. The median home value here is around $279,400, which seems about average. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Am I overthinking this? Night life is decent if you know the right spots. The weather takes some getting used to. It's changing fast -some good, some not so much. I'd say it's better for families than young singles.

If you're remote, this place is great for cost of living. it's exactly what I was looking for. Internet is tough in most areas.

I'd say the biggest thing people don't talk about is traffic. it's exactly what I was looking for. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Phoenix about 4 years ago. The main reasons were a job opportunity and a fresh start.

Pros I've experienced:
- Lots of new development happening
- Good internet infrastructure
- Four distinct seasons

Cons that are real:
- Not very walkable outside downtown
- Not a lot of cultural diversity

Financially, we've found it surprisingly good compared to where we came from. Older homes are where the value is. Groceries are established, gas is better than expected.

Socially, it's been a really good experience overall. Give it a chance - it might surprise you..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 1 years. Moved from Tampa for school. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
tech is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Far from beaches/mountains. And dating scene can be frustrating.

**Bottom line:**
For singles, I'd say this is a 6/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Bought a house here in 2023 and I love the pace of life here. Property values have gone about the same since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 53, moved here 9 years ago from Denver. I've lived in West and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Four distinct seasons
3. Diverse dining options
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Property taxes are high
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for families. better than expected vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt hit or miss. Rent is about /mo. Groceries are manageable. Gas is stable. You can live comfortably on $60K-$130K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
