Hey, I'm a college student here and Poverty rate is 2.5%, which is pretty low. There's a real sense of community in certain neighborhoods. What do you all think? People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a software engineer, 43, moved here 1 years ago from New York. I've lived in Pine Hills and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Lots of new development happening
3. Good airport with direct flights
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Not a lot of cultural diversity
3. The outdoor recreation situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for retirees. surprisingly good vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from New York, everything felt tough. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $50K-$150K here.
**Final verdict:**

I've lived in Pine Hills for about 10 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from San Diego, I was surprised by school system. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Affordable housing options
- The healthcare scene is tough
The downsides:
- Summers can be brutally hot
- Can feel isolated
Overall I'd rate it 9/10 for singles. Give it a chance - it might surprise you..
