Rent vs buy in Cameron Park -what makes sense?

I'm single, late 40s, and The unemployment rate is 3.2%, which is pretty low. Homes are going for about $641,100 on average. It's a a small town city with about 17,283 people. The city has invested a lot in new development. The food scene here is surprisingly good. The suburbs are where most families end up. Let me know your thoughts. Any help is appreciated. I'd say it's better for families than young singles. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Property taxes are high but you get good services.

Renting here right now, paying about /mo for a 2-bedroom. I genuinely enjoy living here. Compared to Tampa it's better than expected.
