Is Cameron Park getting better or worse?

First post here. I work in engineering and Average temperature is around 74--F, so it's warm year-round. Downtown has improved a lot in recent years. What would you do? Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods.

Used to live on the South side, now on the Midtown side. Completely different vibe. there are trade-offs but the good outweighs the bad.
