Thinking about relocating to Cameron Park from Nashville

Hey folks, Poverty rate is 35.6%, which is higher than I expected. It's a a small town city with about 6,180 people. The median home value here is around $75,500, which is actually reasonable. Household incomes average around $37,140 in Cameron Park. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. The suburbs are where most families end up. Am I overthinking this? Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Nashville about 13 years ago. The main reasons were family and cost of living.

Pros I've experienced:
- Friendly community, easy to meet people
- Strong job market in several industries
- Diverse dining options

Cons that are real:
- Property taxes are high
- Chain restaurants dominate

Financially, we've found it underrated compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are pricey, gas is excellent.

Socially, it was the best decision I ever made. Hope this helps!.

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The weather is genuinely excellent and I've found it's exactly what I was looking for. My neighborhood (Cedar Grove) is competitive and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. pet-friendliness is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
