Rent vs buy in Carlsbad -what makes sense?

Been meaning to ask this. With a population of 115K, Carlsbad is a mid-size city. Median household income is $139,326, which feels pretty solid for the area. Household incomes average around $139,326 in Carlsbad. Poverty rate is 4.8%, which is pretty low. Rent is about $2,678/month for a decent place. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Diverse community
- Lots of new development
- Walkable downtown
- Good airport connections

Cons:
- Not very walkable
- Limited dining options
- Boring for young people
- Far from major airports
Cheers. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good.
