Pros and cons of Carmi after 15 years

Anyone else feel this way? I work in education and Crime rate is something to consider -Carmi sits at 846.9 per 100K. Homes are going for about $98,700 on average. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. What would you do? I'd say it's better for...
