With a population of 78,070, Carmichael is a smaller city. Homes are going for about $541,500 on average. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. Am I wrong here? The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services.

OK so I've been meaning to write this for a while. I moved here 3 years ago from LA and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Sunset. It's challenging for what you get.
Jobs: The market is affordable right now, especially in construction. If you're in healthcare you might struggle.
People: Generally surprisingly good. It took about 12 months to build a solid friend group.
Food: hit or miss. Tons of options if you like Mediterranean.
