Is Carmichael worth moving to in 2026?

Hey everyone, I'm single, late 20s, and Homes are going for about $541,500 on average. Poverty rate is 7.4%, which is pretty low. Crime rate is something to consider -Carmichael sits at 453.6 per 100K. With a population of 78,070, Carmichael is a smaller city. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. The food scene here is surprisingly good. Does this match your experience? Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. The food scene here is surprisingly good. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 38, moved here 8 years ago from New York. I've lived in East and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Active local events and festivals
3. Four distinct seasons
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Bugs and humidity in summer
3. The housing market situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. excellent vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt decent. Rent is about /mo. Groceries are competitive. Gas is established. You can live comfortably on $40K-$150K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Public transit is hit or miss here. You'll probably need a car for most things. I genuinely enjoy living here.

Came here for a fresh start and stayed because it's improved dramatically in recent years. The school system is honestly pretty good and I don't see that changing anytime soon.

I'm a software engineer and I've found I have mixed feelings honestly. The community is average and there's always something going on.

I'd say the biggest thing people don't talk about is dating scene. the quality of life is solid. Worth doing your research before committing.
