Unpopular opinion about Carmichael

OK so Crime rate is something to consider -Carmichael sits at 453.6 per 100K. With a population of 78,070, Carmichael is a smaller city. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much.
