What's it really like living in Carolina Beach?

Been meaning to ask this. My family moved here when I was a kid. Median household income is $88,239, which feels pretty solid for the area. You can expect to pay around $1,544 for rent here. Average temperature is around 64--F, so the weather is moderate. The median home value here is around $487,800, which is pretty steep. Public transit needs a lot of work honestly. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. What would you do? The parks and outdoor areas are a huge plus. Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Baltimore about 6 years ago. The main reasons were a job opportunity and work.

Pros I've experienced:
- Great outdoor activities nearby
- Low crime in most neighborhoods
- Good healthcare facilities

Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains

Financially, we've found it decent compared to where we came from. Older homes are where the value is. Groceries are stable, gas is tough.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 14 years. Moved from Portland for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
marketing is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is surprisingly good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Not very walkable outside downtown. And pet-friendliness can be frustrating.

**Bottom line:**

I'd say the biggest thing people don't talk about is job market. I love the pace of life here. Worth doing your research before committing.
