Carolina zona urbana housing prices — when will it stop?

Longtime lurker here, I work in healthcare and It's a a mid-size city city with about 139K people. The median home value here is around $153,300, which is actually reasonable. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. Am I overthinking this? Any help is appreciated. Downtown has improved a lot in recent years. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. The food scene here is surprisingly good. I'd say it's better for families than young singles.

Renting here right now, paying about /mo for a 2-bedroom. I wouldn't want to live anywhere else right now. Compared to Charlotte it's challenging.
