Anyone else feel this way? Just moved here 6 months ago and Rent is about $1,946/month for a decent place. It's not perfect, but the community is solid. Property taxes are high but you get good services. Does this match your experience? Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look.

Real talk - this place is not for everyone, and I think that's OK.
If you value school system, you'll love it. The pet-friendliness is genuinely challenging and I've found it's been a really good experience overall. My neighborhood (West) is developing and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. weather is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 14 years ago from LA and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Fairview. It's pretty good for what you get.
Jobs: The market is stable right now, especially in retail. If you're in engineering you might struggle.
People: Generally average. It took about 16 months to build a solid friend group.
Food: decent. Tons of options if you like seafood.
Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 2 years. Moved from Salt Lake City for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is improving - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Bugs and humidity in summer. And traffic can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 8/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

My experience has been mostly positive. it's not perfect but it works for me. The only thing I'd watch out for is outdoor recreation. Other than that, Would recommend to anyone considering it..

I'd say the biggest thing people don't talk about is cultural scene. I have mixed feelings honestly. Worth doing your research before committing.
